20-Mil Crawl Space Vapor Barrier & Encapsulation
Our 20-mil floor liner is the heavy-duty foundation of our premium crawl space encapsulation systems. It provides a durable separation between the crawl space and exposed soil while allowing the complete system to be designed around drainage, humidity and actual site conditions.
Heavy-Duty Ground Protection for Demanding Crawl Spaces
A 20-mil liner provides increased durability where a crawl space needs more than a lightweight ground cover.
The thicker material is better suited for crawl spaces that are regularly accessed, contain rough ground conditions or are being converted into a complete encapsulation system.
Thickness alone does not solve a moisture problem. The liner should be combined with the appropriate drainage, wall protection, sealing and humidity-control components required by the property.
Our Premium Encapsulation Standard
- Heavy-duty 20-mil floor liner
- 12-mil reinforced wall liner
- Properly detailed seams and penetrations
- Pier and column detailing
- Foundation vent sealing where appropriate
- Dedicated crawl space dehumidification
- Drainage and sump integration when required
- Serviceable installation for future maintenance
More Durability Where the Floor Takes the Abuse
A thicker liner can provide practical advantages in crawl spaces where technicians, homeowners or equipment may need to move across the finished floor.
Greater Tear Resistance
Heavy-duty material provides better resistance to punctures and tears than lightweight ground-cover products.
Better for Service Access
A more durable floor surface is useful where HVAC, plumbing, dehumidification or other equipment must be accessed after installation.
Long-Term System Component
The floor liner becomes part of the complete moisture-control system rather than a temporary sheet of plastic laid over exposed soil.
Cleaner Finished Surface
Properly installed liner creates a more organized, serviceable crawl space while separating the interior environment from exposed ground.
Compatible With Drainage
The liner can be incorporated with properly designed drainage, sump and drainage-mat systems when active water must also be managed.
Premium Encapsulation Base
Our premium encapsulation system uses the 20-mil floor liner as the primary ground-vapor component.
The Floor Liner Is Only One Part of the System.
A complete encapsulation should address ground vapor, foundation surfaces, uncontrolled outside air and humidity, with drainage added where liquid water is present.
20-Mil Floor Liner
Heavy-duty ground coverage forms the primary floor surface of the premium encapsulation system.
12-Mil Wall Liner
Reinforced wall liner is mechanically secured to qualifying foundation surfaces while maintaining appropriate clearances.
Pier & Column Detailing
Columns, piers and penetrations are detailed according to the installation scope so the liner system fits the crawl-space layout.
Vent & Opening Sealing
Foundation vents and other uncontrolled openings may be sealed as part of a complete encapsulation design.
Dehumidification
Dedicated crawl-space dehumidification helps manage humidity after major water and ground-moisture sources have been addressed.
Drainage When Needed
French drains, sump basins, pumps or drainage matting can be incorporated when active liquid water must be managed before the final system is completed.
Not Every Home Needs the Same Scope of Work.
The correct level of protection depends on whether the crawl space is dealing primarily with ground moisture, uncontrolled humidity or active water intrusion.
Heavy-Duty Vapor Barrier
For crawl spaces where the primary goal is durable separation from exposed soil without building a complete sealed encapsulation system.
- 20-mil floor liner
- Seam detailing
- Obstacle and penetration detailing
- Project-specific installation scope
Premium Moisture-Control System
For crawl spaces requiring greater control over ground vapor, foundation surfaces, outside-air exchange and humidity.
- 20-mil floor liner
- 12-mil wall liner
- Pier and column detailing
- Vent and opening sealing
- Dedicated dehumidification
Drainage + Encapsulation
For crawl spaces where recurring liquid water must be collected and controlled in addition to ground vapor and humidity.
- Required drainage work
- Sump system where appropriate
- Premium encapsulation system
- Dedicated dehumidification
- Project-specific discharge design
The Order of Work Matters.
Evaluate
Inspect exposed soil, water conditions, foundation walls, vents, insulation and existing equipment.
Correct Water Issues
Address required drainage or standing-water conditions before depending on the liner and dehumidifier.
Install the System
Install the specified floor liner, wall liner, detailing and sealing components included in the written scope.
Control Humidity
Install and configure dedicated dehumidification where included in the completed encapsulation system.
A Heavy-Duty Liner Does Not Replace Drainage.
If liquid water is entering or collecting underneath the home, the drainage problem should be evaluated separately from the vapor-barrier system.
Interior Drainage & Sump Systems
French drains, collection trenches, sump basins and pumps can provide a controlled path for recurring crawl-space water.
Explore Drainage Solutions →Foundation Waterproofing
Water entering through or around foundation walls may require separate interior or exterior waterproofing measures depending on the conditions.
Explore Waterproofing →Long-Term Warranty Protection Where Applicable
Qualifying premium encapsulation systems may include our 40-Year Transferable Limited System Warranty.
The 40-year warranty is not automatically included with every 20-mil vapor-barrier installation. Eligibility, covered components, transfer requirements, maintenance requirements, limitations and exclusions are governed by the written warranty issued for the qualifying project.
Dehumidifiers, sump pumps, condensate pumps and other manufactured equipment remain subject to their applicable manufacturer warranties unless the written project documents specifically state otherwise.
View Warranty Information20-Mil Material Does Not Make Every Crawl Space a Complete Encapsulation.
A heavy-duty floor liner can provide excellent ground-vapor protection, but the liner alone does not correct active water intrusion, failed exterior drainage, plumbing leaks, elevated humidity or unrelated structural conditions.
The correct system is determined by the conditions beneath the home. Drainage, wall liner, sealing, dehumidification, sump equipment or other components may be recommended where those conditions require them.
