Crawl Space Encapsulation Built for Long-Term Moisture Control
Encapsulation Professionals installs complete crawl-space moisture-control systems using durable floor and wall liners, vent sealing, humidity control and drainage where site conditions require it.
Treat the Crawl Space as a Complete Moisture-Control System
Full encapsulation goes beyond installing plastic over exposed soil.
A properly designed system addresses multiple pathways that allow moisture and humid outdoor air into the crawl space. The scope may include heavy-duty floor liner, reinforced wall liner, sealed vents, pier detailing, dehumidification and drainage.
If standing water or active drainage problems are present, those conditions should be addressed before the finished encapsulation system is completed.
Common Reasons to Evaluate a Crawl Space
- Persistent crawl-space humidity
- Exposed soil or failing vapor barrier
- Condensation on ducts or surfaces
- Musty crawl-space odors
- Damaged or displaced insulation
- Recurring moisture beneath the home
- Standing water or drainage concerns

Ground Vapor Barrier
An example of a ground vapor-barrier installation used to separate exposed soil from the crawl-space environment.
Floor & Wall Liner
White liner installed across the crawl-space floor and foundation walls as part of a more complete moisture-control system.
Finished Encapsulation
Completed system with floor liner, wall coverage and detailed masonry piers.
Build the System Around the Crawl Space
Qualifying projects combine multiple moisture-control components rather than treating encapsulation as one piece of plastic.
20-Mil Floor Liner
Heavy-duty liner provides durable separation between exposed soil and the crawl-space environment.
12-Mil Wall Liner
Reinforced wall liner is installed on qualifying foundation walls while maintaining the required termite inspection gap.
Pier & Column Detailing
Masonry columns and other obstacles are detailed according to the project scope.
Vent Sealing
Exterior vents and designated openings are sealed as part of qualifying closed-crawl-space systems.
Dehumidification
Dedicated crawl-space dehumidification helps manage humidity after major water sources have been addressed.
Drainage When Required
French drains, sump systems or exterior water management can be incorporated where conditions require them.
20-Mil Floor Liner + 12-Mil Wall Liner
We use heavier material where the crawl space receives the greatest physical wear.
Heavy-Duty Protection Where It Matters Most
The crawl-space floor receives the heavier material because it sees crawling, equipment service, rough soil and greater physical contact.
- Heavy-duty floor liner
- Seamed and detailed installation
- Greater resistance to service traffic
- Integrated with wall and pier detailing
Reinforced 12-mil wall liner provides durable foundation coverage while maintaining the appropriate visible termite inspection area.

Address Active Water First
Encapsulation controls moisture movement and humidity, but liner should not simply be installed over an unresolved standing-water problem.
When needed, the scope may include interior French drains, sump basin and pump systems, exterior drainage or foundation waterproofing.
View Drainage Solutions →Dedicated Dehumidification
A closed crawl space still needs a strategy for controlling residual humidity. A properly installed dehumidifier helps maintain more consistent conditions after the space is sealed.
Equipment selection depends on crawl-space size, layout and site conditions.

Inspect
Evaluate moisture, standing water, liner, insulation, vents, drainage and access.
Prepare
Remove specified debris, failed vapor barrier or damaged insulation included in the scope.
Manage Water
Install required drainage or sump components before the finished liner.
Encapsulate
Install the liner system, detail obstacles, seal designated openings and complete humidity control.
What the System Is Designed to Do
Encapsulation Can Help
- Reduce ground-moisture entry
- Control crawl-space humidity
- Create a cleaner service area
- Integrate drainage and humidity control
- Make future leaks easier to identify
Encapsulation Is Not a Floodproofing Guarantee
Encapsulation does not repair future plumbing leaks, prevent every possible drainage failure or guarantee that liquid water can never enter the crawl space.
Changes to grading, gutters, groundwater, plumbing or other property conditions can affect system performance over time.
Written Coverage Matched to the System Installed
Qualifying premium encapsulation systems may include our 40-Year Transferable Limited System Warranty when identified in the written project and warranty documents.
Manufacturer warranties on equipment such as dehumidifiers and sump pumps remain separate.
40-Year Transferable Limited System Warranty
Available only on qualifying premium encapsulation systems and only when specifically identified in the written warranty documentation.
Standalone vapor barriers, drainage work, repairs, waterproofing and equipment installations do not automatically receive this system warranty.
Crawl Space Encapsulation FAQ
Do I need a dehumidifier?
A dedicated dehumidifier is commonly included in a fully sealed crawl-space system to manage residual humidity.
Can you encapsulate over standing water?
Recurring liquid water should be evaluated and addressed before the final liner is installed.
Why use 20-mil on the floor?
The floor receives greater physical wear from crawling, service traffic and rough surfaces, so heavier material is used in qualifying premium systems.
Do you maintain a termite inspection gap?
Yes. Wall-liner installation is detailed to maintain an appropriate visible inspection area where required.
