Durable Crawl Space Moisture Protection

12-Mil Crawl Space Vapor Barrier

A 12-mil crawl space vapor barrier provides a more durable ground-moisture barrier than standard lightweight plastic while remaining a practical option for crawl spaces that do not require our full premium encapsulation system.

12-Mil Vapor Barrier

A Step Up From Basic Ground Cover

Not every crawl space needs a complete 20-mil premium encapsulation system.

For homes where the primary concern is exposed soil and ground moisture, a professionally installed 12-mil vapor barrier can provide a durable middle-ground between basic 6-mil coverage and a complete premium encapsulation system.

The appropriate liner thickness and system design depend on the condition of the crawl space, how often it is accessed, the amount of moisture present and whether active water, humidity or drainage problems also need to be addressed.

12-Mil May Be Appropriate For

  • Exposed crawl-space soil
  • Damaged or deteriorated existing vapor barriers
  • Crawl spaces needing greater durability than 6-mil
  • Ground-moisture control without full encapsulation
  • Crawl spaces requiring routine service access
  • Foundation-wall liner in qualifying encapsulation systems
Why Choose 12-Mil

More Durable Than Basic 6-Mil Ground Cover

The additional thickness provides better durability for crawl spaces where lightweight plastic may not be the best fit.

01

Increased Durability

Thicker material provides greater resistance to normal crawling, service traffic and rougher ground conditions than basic lightweight vapor barrier.

02

Ground-Moisture Separation

The liner separates exposed crawl-space soil from the interior environment as part of the moisture-control strategy.

03

Cleaner Service Area

Properly installed liner creates a cleaner working surface around plumbing, HVAC and other components under the home.

04

Better Long-Term Fit

Crawl spaces receiving regular maintenance or equipment service can benefit from a more substantial liner than basic temporary ground cover.

05

Flexible Installation

12-mil material can be used as a ground vapor barrier or as a wall-liner component depending on the system being installed.

06

Upgrade Path

Where conditions require more protection, a homeowner can move to a complete premium system using a 20-mil floor liner and additional moisture-control components.

Where 12-Mil Fits

One Material Can Serve Different Roles.

The installation method matters just as much as the thickness printed on the liner.

Standalone Ground Barrier

12-mil liner can be installed over crawl-space soil when greater durability is desired but a complete sealed encapsulation is not required.

Premium Wall Liner

Our premium encapsulation system can use reinforced 12-mil liner on qualifying foundation walls together with a heavier 20-mil floor liner.

Pier & Obstacle Detailing

Liner is detailed around columns, piers, penetrations and other crawl-space obstacles according to the written installation scope.

Seamed Installation

Overlaps and seams are secured according to the selected vapor-barrier or encapsulation system rather than simply laying loose plastic over the soil.

Drainage Compatibility

Required drainage, sump systems or drainage matting can be addressed before the final liner system is installed.

Humidity Control

Where the crawl space is being fully sealed, dedicated dehumidification may be incorporated after major water sources are addressed.

Choosing the Right Scope

Match the Installation to the Crawl Space

Instead of fixed packages with artificial warranty tiers, we build the scope around the conditions beneath the home.

Ground Protection

12-Mil Floor Barrier

A durable ground-vapor barrier for crawl spaces that do not require a complete sealed system.

  • 12-mil floor coverage
  • Seam and overlap detailing
  • Pier and obstacle detailing as specified
  • Removal of failed barrier where included
Water Management

Drainage + Vapor Control

Where active water exists, required drainage should be addressed before relying on the vapor barrier to manage crawl-space moisture.

  • Interior drainage where required
  • Sump basin and pump where appropriate
  • Drainage matting when specified
  • Selected vapor-barrier or encapsulation system
Installation Approach

Build the System in the Correct Order

Step 1

Evaluate

Inspect the existing liner, exposed soil, standing water, foundation conditions and humidity concerns.

Step 2

Prepare

Remove specified debris or failed material and prepare the accessible ground surface for the new system.

Step 3

Address Water

Complete required drainage or standing-water corrections before installing the final vapor-control system.

Step 4

Install

Install and detail the selected liner according to the written project scope.

Vapor Barrier Thickness

6-Mil vs. 12-Mil vs. 20-Mil

Thickness should be selected according to how the crawl space will be used and the level of durability required.

6-Mil

Basic Ground Protection

A budget-focused vapor barrier for crawl spaces needing basic separation from exposed soil.

12-Mil

Enhanced Durability

A stronger option for homeowners wanting more durability than basic ground cover without automatically moving to a complete premium system.

20-Mil

Heavy-Duty Floor Protection

Our preferred floor liner for premium encapsulation systems and crawl spaces requiring greater long-term durability.

Important

Vapor Barrier Does Not Replace Drainage.

A 12-mil liner is intended to control moisture movement from exposed soil. It does not correct active water intrusion, standing water, failed exterior drainage or plumbing leaks.

Where liquid water is entering the crawl space, drainage, sump equipment, exterior water management or foundation waterproofing may need to be addressed before the final liner is installed.

Warranty Protection

Written Coverage Based on the System Installed

Qualifying 12-mil installations may include written workmanship coverage when identified in the project documents. Coverage duration, conditions, limitations and exclusions depend on the specific installation.

A standalone 12-mil vapor-barrier installation does not automatically receive the 40-Year Transferable Limited System Warranty. That warranty is reserved for qualifying premium encapsulation systems and applies only when identified in the written project and warranty documents.

Manufacturer product or equipment warranties remain separate where applicable.
