6-Mil Crawl Space Vapor Barrier
A professionally installed 6-mil vapor barrier provides an economical way to separate exposed crawl-space soil from the area beneath your home. It is designed for basic ground-moisture protection where a complete encapsulation system is not required.
Straightforward Ground-Moisture Protection
A 6-mil liner is our basic vapor-barrier option for crawl spaces that primarily need improved ground coverage.
Exposed soil can release moisture into a crawl space. A ground vapor barrier creates a physical separation between that soil and the crawl-space environment.
A 6-mil installation should not be confused with full encapsulation. It primarily addresses exposed ground and does not automatically include wall liner, vent sealing, dehumidification or drainage.
6-Mil May Be Appropriate For
- Crawl spaces with exposed soil
- Missing or badly damaged existing ground cover
- Budget-focused vapor protection
- Rental or investment properties
- Homes being prepared for sale
- Crawl spaces that do not require full encapsulation
Basic Protection Without Selling It as More Than It Is
The purpose of a basic liner is straightforward: improve separation between the crawl space and exposed soil.
Covers Exposed Soil
The liner provides designated ground coverage across accessible areas included in the project scope.
Reduces Ground-Vapor Entry
Separating exposed soil from the crawl-space environment helps reduce moisture movement from the ground.
Replaces Failed Plastic
Old, torn, displaced or incomplete ground cover can be removed or corrected where included in the written scope.
Cleaner Crawl Space Floor
Ground coverage creates a cleaner surface for normal inspection and service access beneath the home.
Economical Installation
6-mil material provides basic moisture protection without the cost of a heavier liner or full encapsulation system.
Upgrade Options
Homes requiring more durability or greater moisture control can be evaluated for 12-mil, 20-mil or complete encapsulation systems.
Ground Vapor Barrier Is Not Full Encapsulation
Both involve liner material, but the scope and purpose are different.
6-Mil Ground Vapor Barrier
Primarily intended to improve ground-vapor protection over designated exposed soil.
- Floor coverage
- Basic obstacle detailing
- Seam treatment according to project scope
- No automatic wall liner
- No automatic vent sealing
- No automatic dehumidifier
Full Crawl Space Encapsulation
Treats additional parts of the crawl-space environment as a coordinated moisture-control system.
- Heavy-duty floor liner
- Reinforced wall liner
- Pier and column detailing
- Vents and openings addressed
- Dedicated humidity control
- Drainage incorporated where required
What Happens Before the New Liner Goes Down
Evaluate
Inspect the existing ground cover, exposed soil, access, moisture and visible water conditions.
Prepare
Complete the light clearing or removal included in the written scope so the accessible surface can receive the new liner.
Address Water
Identify active standing-water or drainage problems that should not simply be covered by new plastic.
Install
Install and detail the vapor barrier according to the selected project scope.
6-Mil vs. 12-Mil vs. 20-Mil
The right material depends on the crawl space, desired durability and whether the project is a basic vapor barrier or a complete encapsulation.
Basic Ground Protection
Economical coverage for exposed crawl-space soil where basic vapor protection is the primary objective.
Enhanced Durability
A stronger standalone ground-barrier option for homeowners wanting more durability than basic 6-mil material.
View 12-Mil →Heavy-Duty Protection
Our preferred floor liner for qualifying premium encapsulation systems and demanding crawl-space conditions.
View 20-Mil →Do Not Cover an Active Water Problem With Plastic.
A vapor barrier addresses moisture moving from exposed soil. It does not correct standing water, foundation seepage, failed exterior drainage, roof runoff or plumbing leaks.
If recurring liquid water is present, we evaluate drainage and water management before relying on a new vapor barrier as the finished solution.
Depending on the property, that may involve an interior French drain, sump system, exterior drainage, downspout drainage or foundation waterproofing.
Replacing Missing or Damaged Ground Cover Before a Sale
A 6-mil vapor barrier can be a practical option when a homeowner or seller needs to replace damaged, displaced or missing crawl-space ground cover before listing or transferring a property.
We can document the completed installation with photographs when that documentation is included in the project scope.
Inspection & Loan Requirements
Requirements can vary by property, inspector, lender, loan program and transaction.
Installation of a 6-mil vapor barrier should not be represented as automatically satisfying every home inspection, FHA, VA or lender requirement.
When a third party has issued a specific repair requirement, provide that requirement before work begins so the requested scope can be reviewed.
Written Coverage Based on the Work Performed
Qualifying 6-mil installations may include written workmanship coverage when identified in the project documents. Coverage duration, conditions, limitations and exclusions depend on the specific installation.
A standalone 6-mil vapor-barrier installation does not receive the 40-Year Transferable Limited System Warranty. That warranty is reserved for qualifying premium encapsulation systems and applies only when specifically identified in the written warranty documents.
